What Unite Group (UTG) Said on Its Q3 Earnings Call

Unite Group (LON:UTG) achieved reservations of 96% for the 2026/2027 academic year, reaching the upper end of its July guidance, according to updates provided during the company’s third-quarter earnings call. The update outlines reservation milestones, shifts in student demographic demand, ongoing portfolio integration following major acquisitions, and broader financial metrics shaping the UK student accommodation sector.

What Changed

Unite Group reported that annual rents were described by management as “down a little” due to accommodating a higher volume of undergraduate students alongside fewer postgraduates. This demographic shift resulted in shorter tenancy periods, particularly across key locations including London, Manchester, and Edinburgh. Consequently, revenue per occupied room fell by 0.3%.

Despite the slight dip in individual room revenue, occupancy remained robust, exceeding 95% in each of the company’s strongest cities. Furthermore, Empiric, which was acquired in January and operates under the Hello Student brand, reached 92% occupancy. Flexible-letting income also expanded, rising to about 2% of revenue—an increase of roughly 50 basis points.

Sector Impact and Demographic Shifts

The earnings call detailed contrasting trends within international student demand. International postgraduate demand declined outside of the highest-ranked institutions. Management attributed this reduction to the policy change shortening the post-study work visa period from three years to 18 months.

Conversely, international undergraduate recruitment increased, driven particularly by students from China. To adapt to these evolving market dynamics, Unite sold an additional 5,000 beds directly to returning students and adjusted its pricing strategies earlier in the letting cycle.

Business Implications and Portfolio Strategy

Unite’s commercial strategy increasingly leans on long-term institutional partnerships. Multi-year university nomination agreements produced rent growth of more than 3.5%, whereas newly let beds saw rents decline by just over 2%.

During the period, Unite agreed to 4,300 new beds through university arrangements, representing a 10% increase over current passing rents. University nominations currently account for 54% of the portfolio, with multi-year agreements carrying an average remaining term of five years. The company maintains a strategic target for nomination agreements to represent between 50% and 60% of its total portfolio, aiming for a future footprint of 55,000 to 60,000 beds spread across 20 cities.

Integration of the Empiric business has largely completed. Management stated that the company expects to deliver its £18 million synergy target following the January acquisition.

Financial Position and Disposals

On the capital and asset management front, Unite completed £200 million of asset sales so far this year. The company remains on track to meet its full-year disposal target of £300 million to £400 million, backed by an additional £225 million currently under offer.

Property valuations experienced a decline of 3.7% in the third quarter. Meanwhile, the company’s marginal cost of debt was estimated between 6% and 6.5%. Earlier in the financial cycle, Unite repurchased £165 million of its own shares.

Risks and Limitations

While shorter tenancies—particularly in London, Manchester, and Edinburgh—pressured per-room revenues, management suggested these structures could support a further 0.5 percentage-point contribution to income growth in 2027. However, visibility remains constrained regarding single-year agreements. Negotiations over these contracts are expected to continue through the fourth quarter and into the early part of the first quarter.

Management stated it would provide a formal update on 2027 earnings guidance early in 2027, once it gains greater clarity and visibility on nomination renewals and its upcoming rebooker campaign.

What to Watch Next

Stakeholders and market observers will monitor the conclusion of single-year agreement negotiations throughout the fourth quarter and early first quarter. Additional focal points include the finalization of the £300 million to £400 million asset disposal target, the execution of upcoming rebooker campaigns, and the official 2027 earnings guidance update expected early next year.

Unite Students currently provides homes to 70,000 students across 157 properties located in 23 university towns and cities, maintaining active partnerships with over 60 universities.
